1. Who We Are

This Privacy Policy describes how Broadcast Media Inc, a Wyoming corporation doing business as MyHomeSale.net (“MyHomeSale,” “we,” “us,” or “our”), collects, uses, discloses, and protects information about visitors to https://myhomesale.net (the “Site”) and subscribers to our text messaging program, the MyHomeSale Brief. MyHomeSale is an independent educational resource for people selling their homes. We are not a real-estate broker, agent, lender, or financial, legal, or tax adviser, and nothing on the Site is advice. We do not require you to create an account, and most of the Site can be used without providing any personal information at all.

2. Scope of This Policy

This Policy applies to information we collect through the Site, through forms you submit on the Site (including the contact form and the SMS opt-in form on our Updates page), through email and text-message communications with us, and through the limited technical data generated when you browse the Site. It does not apply to third-party websites, products, or services that we may link to; those are governed by their own privacy policies, which we encourage you to read.

3. Information We Collect

We collect only what we need to operate the Site and the services you request. The categories are:

3.1 Contact Data

  • What it includes: your name and email address when you submit our contact form or email us directly.
  • Source: provided directly by you.
  • Why: to respond to your question or request.

3.2 Form Submissions

  • What it includes: the contents of any message, question, or request you type into a form on the Site, including any consultation or feedback requests.
  • Source: provided directly by you.
  • Why: to handle and respond to your submission.

3.3 SMS Opt-In Data

  • What it includes: your mobile phone number, the specific consents you selected, and a record of the date, time, and content of your opt-in (including the consent language displayed to you).
  • Source: provided directly by you through the opt-in form on our Updates page — the only way to join the program.
  • Why: to deliver the text messages you asked for and to maintain proof of consent. See Section 7 (Text Messaging (SMS) Information) for our strict limits on this data.

3.4 Usage and Analytics Data

  • What it includes: standard server log information such as IP address, browser type, device type, referring page, pages viewed, and timestamps; and, if we use analytics, aggregated statistics about how visitors use the Site.
  • Source: collected automatically when you browse the Site.
  • Why: to keep the Site secure, diagnose problems, and understand which guides and tools are useful.

3.5 Cookies and Similar Technologies

  • What it includes: small data files or browser-storage entries, such as the preference that remembers whether you chose our light or dark theme.
  • Source: set by your browser when you visit or adjust settings on the Site.
  • Why: to make the Site work and remember your preferences. Full details are in our Cookie Policy.

We do not collect sensitive personal information (such as Social Security numbers, financial account numbers, precise geolocation, health data, or biometric data), and we ask that you not include such information in form submissions. Our net-proceeds estimator and similar tools run entirely in your browser and do not transmit the figures you enter to us.

4. How We Use Information

  • To operate, maintain, secure, and improve the Site;
  • To respond to messages, questions, and requests you send us;
  • To deliver the text messages you opted in to receive and to honor STOP and HELP requests;
  • To maintain records of consent as required by law and by carrier and messaging-industry rules;
  • To detect, prevent, and address fraud, abuse, security incidents, and technical issues;
  • To comply with legal obligations and to establish, exercise, or defend legal claims; and
  • To produce aggregated, de-identified statistics that do not identify you.

We do not use your information for automated decision-making that produces legal or similarly significant effects.

5. Legal Bases for Processing

Where a legal basis is required (for example, under the GDPR or UK GDPR for visitors from the EEA or United Kingdom), we rely on:

  • Consent — for the SMS program and any optional communications; you may withdraw consent at any time (reply STOP, or contact us);
  • Performance of a contract or steps at your request — to respond to inquiries and deliver services you ask for;
  • Legitimate interests — to secure and improve the Site, prevent abuse, and understand aggregate usage, balanced against your rights; and
  • Legal obligation — to keep required records, including consent records, and to respond to lawful requests.

6. How We Share Information

We share personal information only in the narrow circumstances below:

  • Service providers. We use a small number of vendors that process information on our behalf under contractual confidentiality and use restrictions — for example, website hosting, form processing, email delivery, and the messaging provider that transmits our text messages. They may use your information only to provide services to us.
  • Legal compliance and protection. We may disclose information if we believe in good faith that disclosure is required by law, subpoena, or other legal process, or is necessary to protect the rights, property, or safety of MyHomeSale, our users, or the public, or to enforce our Terms of Use.
  • Business transfers. If we are involved in a merger, acquisition, financing, reorganization, or sale of assets, information may be transferred as part of that transaction, subject to this Policy’s commitments (including Section 7) or to a successor policy with at least equivalent protections, and we will notify you of material changes.

What we do not do:

  • We do not sell your personal information for money.
  • We do not rent or trade lists of names, emails, or phone numbers.
  • We do not share personal information with third parties or affiliates for their own marketing or promotional purposes.
  • We do not sell, rent, or share SMS opt-in data under any circumstances — see Section 7.

7. Text Messaging (SMS) Information

This section states our commitments regarding the text messaging program (the MyHomeSale Brief) plainly and without exception:

Mobile opt-in information, phone numbers, and SMS consent data are NOT sold, rented, or shared with third parties or affiliates for their marketing or promotional purposes under any circumstances. This information is shared only with the SMS/messaging service provider that delivers our messages, and solely for the purpose of delivering them. Our messaging provider is contractually prohibited from using your phone number or consent data for any other purpose.

In addition:

  • Enrollment happens only through your own express written consent on our Updates page; we do not purchase phone lists and we do not enroll anyone who has not opted in.
  • We keep a record of your opt-in (the consent language shown, the boxes you checked, and the date and time) so we can prove your consent and honor your choices.
  • You can opt out at any time by replying STOP to any message. Reply HELP for help, or contact help@myhomesale.net or (877) 634-4111.
  • Consent to receive text messages is never a condition of purchasing any property, goods, or services.

8. Data Retention

We keep personal information only as long as needed for the purposes described above, and then delete or de-identify it. As guidelines: contact-form correspondence is retained while we handle your inquiry and for a reasonable period afterward for reference and record-keeping; SMS opt-in and opt-out records are retained while you are subscribed and thereafter as required to demonstrate consent history and honor opt-outs (opt-out records are kept indefinitely so we never message you again by mistake); server logs are retained for a short rolling window for security and diagnostics. We may retain information longer where required by law or to resolve disputes.

9. Security

We use administrative, technical, and physical safeguards appropriate to the modest scope of data we handle, including HTTPS encryption in transit, access limited to personnel who need it, reputable hosting and form-processing vendors, and minimal data collection in the first place. No method of transmission or storage is completely secure, so we cannot guarantee absolute security; if we learn of a breach affecting your personal information, we will notify you as required by applicable law.

10. Your Choices

  • Text messages: reply STOP at any time to unsubscribe; reply HELP for assistance.
  • Emails from us: any non-essential email will include an unsubscribe method, or you can simply ask us to stop.
  • Cookies and preferences: manage browser storage and cookies as described in our Cookie Policy.
  • Access, correction, deletion: contact privacy@myhomesale.net and we will honor applicable rights as described below — and as a matter of practice, we extend access, correction, and deletion requests to all visitors regardless of residence.

11. U.S. State Privacy Rights

11.1 California (CCPA/CPRA)

If you are a California resident, you have the right to:

  • Know what personal information we collect, use, and disclose, including the categories, sources, purposes, and recipients, and to request the specific pieces of personal information we hold about you;
  • Delete personal information we collected from you, subject to statutory exceptions;
  • Correct inaccurate personal information;
  • Opt out of the sale or sharing of personal information — note that we do not sell personal information for money and do not share it for cross-context behavioral advertising; see Do Not Sell or Share My Personal Information;
  • Limit the use of sensitive personal information — we do not collect sensitive personal information as defined by the CPRA, so there is nothing to limit; and
  • Non-discrimination — we will never deny you services, charge different prices, or provide a different level of quality because you exercised your rights.

How to exercise these rights: email privacy@myhomesale.net with the subject line describing your request, call (877) 634-4111, or write to us at 1712 Pioneer Ave., Ste 500, Cheyenne, WY 82001. Verification: we will verify your identity by matching the information in your request (such as the email address or phone number in our records) against what we hold; because we collect very little data, this is usually all that is required, and we will never ask for more information than necessary. Authorized agents: you may use an authorized agent to submit a request; we will ask for proof of the agent’s authorization (such as a signed permission) and may still verify your identity directly. Timing: we respond to verifiable requests within 45 days, extendable once by a further 45 days with notice. Appeals: if we decline a request, we will explain why, and you may appeal by replying to our decision; California residents may also contact the California Privacy Protection Agency or the California Attorney General.

11.2 Virginia, Colorado, Connecticut, Utah, and Other States

Residents of Virginia, Colorado, Connecticut, Utah, and other states with comprehensive privacy laws (including Texas, Oregon, Montana, Delaware, Iowa, Nebraska, New Hampshire, New Jersey, and others as they take effect) have similar rights, generally including: confirming whether we process your personal data and accessing it; correcting inaccuracies; deleting personal data; obtaining a portable copy; and opting out of targeted advertising, the sale of personal data, and certain profiling. We do not sell personal data or engage in targeted advertising or profiling as those laws define them.

Submit requests using the same channels listed in Section 11.1; we verify identity the same way and respond within the time your state’s law requires (generally 45 days). Appeals: if we deny your request, you may appeal within a reasonable period by emailing privacy@myhomesale.net with the subject “Privacy Appeal”; we will respond within the statutory appeal window (generally 45–60 days), and if the appeal is denied, we will tell you how to contact your state attorney general.

11.3 Global Privacy Control

We honor the Global Privacy Control (GPC) browser signal as a valid request to opt out of any sale or sharing of personal information, applied to the browser from which the signal is sent. Because we do not sell or share personal information, the signal simply confirms the treatment your data already receives.

12. Visitors from the EEA and United Kingdom (GDPR / UK GDPR)

The Site is operated from the United States and directed to a U.S. audience, but if you visit from the European Economic Area or the United Kingdom, you have the rights the GDPR and UK GDPR provide: access, rectification, erasure, restriction of processing, data portability, objection to processing based on legitimate interests, and withdrawal of consent at any time (without affecting prior processing). Our legal bases are described in Section 5. To exercise these rights, contact privacy@myhomesale.net. You also have the right to lodge a complaint with your local supervisory authority. International transfers: information you submit is processed in the United States; where required, we rely on appropriate safeguards such as the European Commission’s Standard Contractual Clauses with our processors, together with the practical protection that we collect minimal data and never sell or share it for third-party marketing.

13. Children’s Privacy

The Site is intended for adults and is not directed to children. We do not knowingly collect personal information from anyone under 13, and the SMS program is limited to people 18 and older. Consistent with laws that protect minors under 16, we do not sell or share the personal information of any consumer, of any age. If you believe a child has provided us personal information, contact privacy@myhomesale.net and we will delete it promptly.

14. Cookies

Our use of cookies and similar browser-storage technologies is limited and described in full in our Cookie Policy, including the categories we use, how to manage them in major browsers, and how we treat the Global Privacy Control signal.

15. Do Not Sell or Share My Personal Information

We do not sell personal information for money and do not share it for cross-context behavioral advertising, and we never sell or share SMS opt-in data or phone numbers. To learn more or to submit an opt-out request anyway, visit Do Not Sell or Share My Personal Information.

16. Changes to This Policy

We may update this Policy from time to time. When we do, we will revise the effective date at the top of this page, and for material changes we will provide more prominent notice on the Site. Your continued use of the Site after an update means the revised Policy applies to you. We will not weaken the SMS commitments in Section 7 without obtaining fresh consent from affected subscribers.
